Urban Group is a real estate company operating in the Dominican Republic, dedicated to marketing developments, homes and commercial units, as well as advising buyers, sellers and investors.

Using the portal implies full acceptance of these terms, the Privacy Policy and the Cookie Policy.

You must be of legal age and have the legal capacity to enter into contracts. If you use the portal on behalf of a company, you represent that you are authorised to bind it.

The portal is an informational showcase and a contact tool: we publish our own inventory and third-party inventory (developments, advisor resales and listings contributed by Urban Friends members) and facilitate communication with our sales team.

The information published does not constitute a binding offer. Prices, availability, measurements, finishes, delivery dates and financing conditions may change without notice and must be confirmed in writing before any purchase or rental decision.

Data provided by third parties (developers, owners and advisors) is published in good faith; we do not guarantee its accuracy or that it remains current.

Each property is published with its price and base currency (USD or DOP). The conversions shown on the portal are indicative and are calculated using the rate configured by Urban Group, which may differ from the market rate or from your bank's rate.

Taxes, closing costs, legal fees and commissions are not included unless expressly stated.

The mortgage, return on investment, value estimator, payment plan and comparison tools are strictly informational and educational.

Their results are estimates based on the data you enter and on general Dominican market parameters; they do not constitute financial, legal or tax advice, nor an offer of credit. Always consult your bank and your professional advisor before deciding.

You may browse the catalogue, save properties as favourites and share portal links for legitimate personal or professional purposes.

It is prohibited to extract data in bulk or in an automated way (scraping, bots or unauthorised crawlers), to copy the catalogue in whole or in part for reuse elsewhere, to impersonate others, to attempt to breach security or access-control mechanisms, and to use the forms to send unsolicited advertising or unlawful content.

Breaching these rules entitles Urban Group to limit or cancel access without notice and, where appropriate, to take any applicable legal action.

Unauthorised access to or interference with the portal’s systems, as well as bulk data extraction by automated means, may constitute offences under Dominican Republic Law No. 53-07 on High Technology Crimes and Offences, and will be pursued accordingly.

You can browse the portal without registering. Creating an account is optional and lets you save properties to your favorites, retrieve them from any device and receive the materials we offer.

When you register you agree to provide truthful, up-to-date information, to keep a single account per person and not to share your credentials. You are responsible for all activity carried out from your account and must notify us if you detect unauthorized use.

The portal is not directed to people under 18 and we do not open accounts in their name. If we identify a minor’s account, we will close it and delete its data.

You may close your account and request the deletion of your data at any time by writing to info@urbangroup.do. We may suspend or cancel an account that breaches these terms, is used fraudulently or remains inactive for a prolonged period, giving notice where possible.

Favorites and saved preferences are a convenience, not a custody service: a property that is no longer published may disappear from your list.

Access to the private areas (administration panel and Urban Friends) is personal and subject to authorisation by Urban Group. You are responsible for keeping your credentials confidential and for any activity carried out with them.

Anyone publishing a property declares that they are authorised to market it and warrants that the information and images provided are accurate and free of third-party rights. By publishing them, they grant Urban Group a non-exclusive licence to display them on the portal and in its promotional materials.

We may remove, unpublish or moderate any content that is inaccurate, duplicated, unlawful or contrary to these terms.

We occasionally offer guides, reports and other downloadable documents free of charge, in some cases in exchange for registering on the portal.

Their content is informative and general: it does not constitute legal, tax, financial or investment advice and is not tailored to your particular situation. Any figures, returns or scenarios they contain are illustrative and are not a promise of results.

You are granted a personal, non-transferable license to consult them. They may not be resold, redistributed or presented as your own, nor modified without our written authorization.

The Urban Group brand, its logos, the portal design, the texts and the software are owned by Urban Group or its licensors and are protected by applicable law.

No licence of use is granted beyond normal browsing of the site.

If you believe that content published on the portal infringes your copyright or trademark rights, write to info@urbangroup.do identifying the work or sign, the exact address of the content and your contact details, together with a good-faith statement that the use is not authorized.

We will review the claim and, where appropriate, remove the content. We may also remove content from, and cancel the access of, repeat infringers.

The portal integrates third-party services (maps, customer chat, video and infrastructure providers) and may link to external sites. We do not control their content or their policies, so their use is governed by their own terms.

Property descriptions and articles are written in Spanish and translated into the other languages with automated tools, so they may contain inaccuracies.

In the event of any discrepancy between versions, the Spanish version prevails. If you have any doubt about a feature, a price or a condition, confirm it with our team before making a decision.

We work to keep the portal available and up to date, but we do not guarantee uninterrupted or error-free operation; we may suspend it for maintenance or due to force majeure.

To the extent permitted by law, Urban Group is not liable for indirect damages, loss of profit or decisions taken solely on the basis of the information published on the portal or the results of its calculators.

You agree to hold Urban Group, its partners, employees and collaborators harmless from claims, damages, penalties and expenses (including reasonable legal fees) arising from the content you publish or provide to us, from a breach of these terms or from improper use of the portal.

The processing of your personal data is governed by our Privacy Policy, prepared in accordance with Dominican Republic Law No. 172-13 on the comprehensive protection of personal data.

When you submit a form, start a chat conversation or create an account, you authorize us to reply through the channels you provide (email, phone, WhatsApp or messaging) in connection with that enquiry. This is a service communication and requires no additional consent.

Receiving promotions, news and campaigns is optional and is requested separately, with no pre-ticked boxes. You may withdraw that consent at any time through the unsubscribe link in our emails, by replying STOP to a message or by writing to info@urbangroup.do. Unsubscribing takes effect within a reasonable period and does not affect communications needed to handle an ongoing matter.

If you provide a United States number and authorize promotions, that express authorization includes receiving calls and text messages, including those sent using automated systems, at the frequency customary for commercial follow-up; your carrier’s rates may apply. This authorization is not a condition of purchasing or contracting any service.

We may keep a record of communications (emails, forms and chat conversations) to follow up on your request, for quality purposes and to comply with legal obligations.

Urban Group offers and advertises its properties without discrimination based on race, color, religion, sex, sexual orientation, gender identity, disability, familial status, age, national origin or any other characteristic protected by law.

We do not accept instructions from owners or developers that imply discriminatory preferences, nor do we publish listings using that kind of language. If you find content that breaches this, write to info@urbangroup.do and we will remove it.

All the properties we advertise are located in the Dominican Republic and our services are provided under Dominican law.

The portal's content is informational and does not constitute an offer, solicitation or investment recommendation in jurisdictions where that would require a licence or registration we do not hold. Urban Group is not a licensed brokerage in the United States or the European Union, and does not provide financial, tax or securities advice. If you live outside the Dominican Republic, consult a professional in your jurisdiction before deciding.

Real estate intermediaries are regulated entities under Dominican Republic Law No. 155-17 against Money Laundering and the Financing of Terrorism.

Accordingly, before completing a transaction we may request official identification, information about the source of funds and a politically exposed person declaration, and carry out the checks the law requires. We may decline to proceed with a transaction or report it to the competent authorities where the law so requires, without incurring liability towards the client.

The communications and consents you provide through the portal are valid under Dominican Republic Law No. 126-02 on Electronic Commerce, Documents and Digital Signatures.

As a consumer you have the rights set out in Law No. 358-05 (Pro Consumidor): truthful, clear and sufficient information about the property or service, its price and the applicable taxes and costs. Where a price is published without taxes, closing costs or commissions, this is expressly stated.

We work to make the portal meet the Web Content Accessibility Guidelines (WCAG) 2.2 at level AA: keyboard navigation, sufficient contrast, labelled form fields and respect for the reduced-motion preference.

We may modify, suspend or discontinue the portal or any of its features, in whole or in part, and remove content at any time.

We may suspend or cancel the access of anyone who breaches these terms. Clauses that by their nature must survive termination — intellectual property, limitation of liability, indemnification and governing law — remain in force after it.

We may update these terms to reflect changes in the service or in applicable regulations. The version in force is always the one published on this page, with its update date.

These terms are governed by the laws of the Dominican Republic. Any dispute shall be submitted to the competent courts of Santo Domingo, Distrito Nacional, unless a mandatory rule provides for another venue.

If any clause is declared void or unenforceable, the rest remains fully in force and that clause will be replaced by a valid one of equivalent effect.

Failing to exercise a right at a given moment does not amount to waiving it.

These terms, together with the Privacy Policy and the Cookie Policy, constitute the entire agreement on the use of the portal. Urban Group may assign its position to a group company or in the event of a corporate reorganization; you may not assign your rights without our written authorization.

The Spanish version of these terms prevails over any translation. Notices will be sent to the email address associated with your account or to the channel through which you contacted us, and will be deemed received on the day after they are sent.
