Can a foreigner buy property in the Dominican Republic?
Yes. Dominican law does not restrict property purchases by foreigners and does not require residency: the process is the same as for a national (purchase agreement, title verification and registration in your name). In practice a passport is enough, and our advisors guide you together with the lawyer through every step of the closing.
What taxes and closing costs should I budget for?
The transfer tax (ITP) is 3 % of the value appraised by the DGII, plus legal fees and registry costs. After the purchase, the IPI applies: 1 % per year on the value above the exempt amount. Can I get financing as a foreigner or non-resident?
Several Dominican banks lend to non-residents, usually with a larger down payment and shorter terms than for a resident, and with rates that change frequently. Simulate your instalment in the mortgage calculator and we will connect you with the bank that best fits your case.
How does buying off-plan (pre-construction) work?
You reserve the unit with a down payment, pay instalments during construction and settle the balance on delivery, in some cases with bank financing. It is the route with the best entry price and the highest potential appreciation. With the payment plan calculator you can build the full schedule with real dates and amounts.
Which areas have the strongest investment demand?
Punta Cana, Bávaro and Cap Cana concentrate tourism and short-term rental demand; Santo Domingo leads residential and corporate demand; and Las Terrenas, Samaná and Miches are growing with new developments and lower entry prices. The right choice depends on whether you are after rental income, appreciation or personal use.
